What we do

One practice, from the first site visit to the final snag

Most buildings are not let down by their idea. They are let down in the gaps between the people who drew it, the people who priced it and the people who built it.

Zenith holds architecture, structural and MEP engineering, quantity surveying, interiors and project management under one roof, which means those gaps are ours to close rather than yours to manage. A column grid is set knowing what it costs. A ceiling void is sized knowing what has to run through it. A facade is specified knowing what it will do to the cooling load in April.

We work across Sri Lanka from our office in Matale, on everything from a single house or villa to a commercial building or a small apartment development. The scale changes; the way we work through a project does not.

How a project runs

Seven stages, in the order they actually happen

  1. 01

    Brief & Site Analysis

    Reading the land before drawing a line.

    Every project starts on the site, not on the drawing board. We survey the plot, plot the sun path across the year, note the prevailing wind, the fall of the land and where monsoon water wants to run, and look at what sits on the boundaries — the road, the neighbours, the views worth keeping and the ones worth closing off. Alongside that runs the harder conversation: what the building is for, who lives or works in it, how many, at what hours, and what the budget will genuinely carry. A brief that is honest about constraints is worth more than one that is ambitious about everything.

  2. 02

    Concept Design

    Layout, orientation and the organising idea.

    Concept is where the building finds its argument. We test layout options against the site analysis — which way the living spaces or the shopfront should face, where the entrance and the parking land, how privacy is held from the road while the plan opens to a garden or a view, and how daylight reaches the middle of the plan. Options are drawn and modelled to be compared, not to be admired. The one that survives is the one that resolves circulation, structure, daylight and cost at the same time, rather than winning on any single count.

  3. 03

    Developed Design & Approvals

    Turning an idea into a drawing set an authority will sign.

    The scheme is developed to the level of detail a building application requires and taken through approval. In Sri Lanka that means the local authority — the Pradeshiya Sabha, Urban Council or Municipal Council for the area — and the UDA where the plot falls under it, alongside any water, drainage and fire clearances the scale calls for. We prepare and lodge the submission, answer queries, and carry the design through revisions. Approvals are treated as a design constraint from stage one rather than a hurdle discovered at the end — it is far cheaper to design to the rule than to appeal against it.

  4. 04

    Structural & MEP Engineering

    The foundations, the frame and everything that runs through them.

    Structure and services are designed against the approved architecture and, critically, against each other. Foundations are sized to the soil the survey found — pad footings, strip footings or a raft — and the frame is set so that its spans suit open-plan living and a shopfront's clear glass alike, without a column landing where a doorway wants to be. Water, drainage, electrical and, where they are needed, air-conditioning routes are coordinated before anything is priced, so that wall chases, ceiling voids and pipe runs are proven rather than assumed.

  5. 05

    Foundations & Superstructure

    Footings, floor slab, frame and roof — the site takes over.

    Construction begins at the ground — clearing, footings and the ground-floor slab — and the sequence above follows the logic set in engineering. The frame or the load-bearing walls go up floor by floor, the upper slabs are cast, and the roof closes the building in. We administer the contract through all of it: site inspections, quality and reinforcement checks before every pour, RFI and variation control, valuation of work done, and programme monitoring. The drawings stop being the project here; the site does.

  6. 06

    Envelope & Weatherproofing

    The line between a tropical climate and the rooms inside.

    The envelope does more work than any other part of a Sri Lankan building. The roof pitch and overhang, the wall build-up, the shading over the west windows and the waterproofing at every parapet and gutter decide whether the building stays cool and stays dry for its entire life, and whether it survives the monsoon intact. We detail the roof and its flashings, specify glazing by the heat it lets in rather than by appearance alone, set the depth of eaves and sunshades, and check the work before it is closed up — a leak found on a sample is an inconvenience; found after the ceiling is on it is a demolition.

  7. 07

    Interior Fit-Out & Handover

    Light, surface and detail — then the keys.

    Interiors are designed as part of the building rather than applied to it afterwards: ceilings, lighting, joinery, sanitary ware and finishes are drawn against the same coordinated set as the services behind them. Toward the end the work turns to testing every fitting, snagging every room, assembling the operation and maintenance paperwork, and handover. We stay through the defects liability period, because a building's first year tells you more about how well it was detailed than any drawing ever will.

Design principles

What we check a drawing against

These are positions rather than preferences. Each one is something a scheme can be held to at a review, which is the only reason to write a principle down.

01

Site and Orientation

A building's orientation is decided once and paid for forever. We set the long facades away from the hard east and west sun wherever the plot allows, and let the site's contours, approach and outlook order the plan rather than fighting them flat.

Passive Before Active

In a tropical climate the cheapest cooling is the kind you never switch on. Deep shading, cross-ventilation, thermal mass, light-coloured roofs and generous overhangs come first; mechanical systems are sized to what is left, not to what was never designed out.

Proportion and Scale

Proportion is what makes a building feel resolved when nothing about it draws attention. We work to consistent ratios across bay, opening and floor height, and we test scale against the human body at the door before we test it against the street.

Light as Material

Daylight is treated as a designed element with a quantity and a direction, not as a by-product of putting glass in a wall. Courtyards, light wells, clerestories and reflected light are used to reach the middle of a plan, and shadow is designed as deliberately as the light that casts it.

Materiality and Tectonics

Materials are chosen for how they behave in humidity, monsoon and salt air, and detailed so that the way they meet is legible. A junction that explains itself — how a load is carried, how water is shed — ages better than one that hides.

Circulation and Legibility

A visitor should understand a building without being told. The entrance reads as the entrance, the stair is visible from the point of arrival, and each room is reached without passing through another that should have stayed private.

Structure as Architecture

The frame is not something to be covered up. Grids are set early and honestly, spans are chosen to suit what happens both above and below them, and where structure is expressed it is because it is worth expressing.

Universal Access

Level thresholds, graded ramps, accessible sanitary provision and clear wayfinding are designed into the plan from the first layout. Access retrofitted at the end is always worse and always more expensive than access designed in at the start.

Longevity and Maintenance

We design for the twentieth year, not the opening photograph. Roofs and gutters need to be reachable, finishes need to be replaceable, surfaces need to be cleanable, and every specification is made with a view to what it will cost the owner to keep.

Individual homes, from a first family house to a considered replacement of one, planned around how a household actually lives rather than a standard plan pulled off a shelf.

Private and holiday villas where openness to garden, breeze and view is the point, and where privacy from the road has to be held without shutting the house in on itself.

Apartment blocks and multi-unit housing, from a pair of units on a tight plot to a small development, planned for efficient stacking, daylight and shared circulation.

Shops, showrooms, offices and small commercial buildings, planned around an efficient floor plate, a shopfront that draws people in, and tenancies that can be subdivided.

Additions, remodels and changes of use to existing buildings, where the work is as much about reading honestly what is already there as drawing what is new.

Mixed-use and small development schemes where a handful of uses — shops below, homes or offices above — have to resolve together on a single plot.

Ways to appoint us

You do not have to take the whole set

Some clients want a single appointment from feasibility to handover. Others have a team in place and need one part of it done properly.

Full Service

Design through construction to completion under one appointment — architecture, engineering, cost and contract administration. The route with the fewest gaps between disciplines, and the one where responsibility is unambiguous.

Design Only

Design and documentation up to an approved, tender-ready set, handed to a contractor or a builder you appoint separately.

Fit-Out Only

Interior architecture and fit-out within a shell built by others — common for tenancies, refurbishments and change-of-use projects.

Consultancy & Review

Independent review of an existing design, structural assessment, feasibility work or expert input on a scheme already underway.
